Turkish Citizenship
Turkish citizenship through property investment, handled end to end: a qualifying purchase, the legal file, the application and the follow-up until your passport is issued.
What’s included
Eligibility and planning
We confirm that you and your family qualify, explain the investment threshold, the holding period and the timeline, and plan the purchase around the program’s rules.
Qualifying purchase
Property selection, valuation report, bank transfers documented the way the authorities require, and title deed registration with the correct annotation.
Application file
Certificate of conformity, residence permit, translations, notarizations and the citizenship application itself, prepared and submitted by our lawyer.
Follow-up to passport
We track the file, respond to any requests from the authorities and accompany you to appointments until your ID card and passport are in hand.
How it works
Consultation
A clear picture of costs, documents and timing, based on your nationality, family situation and the property budget you have in mind.
Investment
We find and secure property that meets the program requirements and complete the purchase with the paperwork the application needs.
Application
Our legal team files the application and manages every step until citizenship is granted, typically within a few months of the purchase.
Turkish citizenship by investment: what to expect
Türkiye offers one of the most direct citizenship-by-investment routes available: buy qualifying real estate, keep it for the required period, and apply. Your spouse and children under 18 are included, you do not need to live in Türkiye before or after applying, and you keep your current nationality. Most well-prepared applications are completed within three to six months.
The requirements in brief
- Real estate worth at least USD 400,000, confirmed by an official valuation report
- The property must be kept for at least three years, recorded as an annotation on the title deed
- Payment through a Turkish bank, with the transfers documented to the authorities’ standard
- A property free of legal problems or debts, which can be one unit or several that add up to the threshold
The government changes these rules from time to time. We confirm the current requirements with you at the start and structure the purchase so that it clearly qualifies.
Where the process usually goes wrong
Most delays come from small things that are easy to get right the first time: a valuation report that does not match the sale price, a payment sent from the wrong account, a deed registered without the required annotation, or a missing translation. Because the same team handles the property purchase and the legal file, each step is prepared with the next one in mind.
Step by step
After the consultation we shortlist properties that meet the program rules and also make sense as an investment, since you will own the property for at least three years. Once the purchase is registered we obtain the certificate of conformity, apply for the short-term residence permit that accompanies the application, and submit the citizenship file with all supporting documents. We follow the file through the ministries, answer any questions and arrange the final appointments for your ID card and passport.
After citizenship
The property remains yours and can be rented out during the holding period; many clients ask us to manage it. After three years you are free to sell. Our lawyer and accountant remain available for tax, inheritance and residency questions that come up later.
