The legal side first
Short-term rentals in Türkiye require an official permit, and buildings and neighbors have a say in whether an apartment can be let by the night. Before we promise any income we confirm that your property qualifies, we apply for the permit on your behalf and we keep the guest registrations that the authorities require. If a property is not suitable for short stays we say so and propose a long-term lease instead.
What guests pay for
On Airbnb, ratings decide occupancy. We prepare the apartment with the essentials guests notice: fast Wi-Fi, quality bedding, a clean and complete kitchen, clear instructions and a reliable check-in. Professional photography and honest descriptions bring the right guests, and quick, friendly communication keeps the reviews strong.
Pricing and occupancy
We adjust nightly rates continuously for weekends, holidays, conferences and low season, with minimum-stay rules that avoid gaps in the calendar. The aim is the best monthly income, not the highest nightly price. Your monthly report shows occupancy, average rate, platform fees, cleaning and maintenance costs and your net payout.
