Residence in Türkiye through property ownership
Owning a home in Türkiye gives you a straightforward route to a residence permit, and with it the ability to spend as much of the year here as you like, open bank accounts, sign up for utilities and services and bring your family. The rules are clear but the procedure is exact, and a rejected or delayed application costs time and sometimes a trip. We prepare every application so it goes through the first time.
Who can apply
Foreign owners of residential property can apply for a short-term residence permit on the basis of that property, provided it meets the minimum value the authorities set for the area and is registered in the applicant’s name. Spouses and children under 18 can apply as family members. Other grounds, such as a long-term permit after years of legal residence, may be available depending on your history in Türkiye; we advise on the best route for you.
What the file contains
- Passport and biometric photographs, tax number and address registration
- Title deed and, where required, a valuation report and the compulsory earthquake insurance policy
- Health insurance valid in Türkiye for the permit period
- Proof of sufficient means, and translated, notarized civil documents for family applications
We assemble and check every item, book the appointment at the Directorate of Migration Management and accompany you on the day. Most first permits are issued within a few weeks of the appointment.
Staying in order
Residence permits are issued for a fixed period and must be renewed before they expire. We keep track of your dates, prepare the renewal in advance and update your address and insurance when they change. If your plans grow into citizenship, the same team continues with that application; if you sell the property, we advise on how to keep your status.
